Concerns
The
meeting was chaired by Vice-Chairman Sri Venu Ruparthi and four more director
members, as mentioned in the attendee list. The primary objective behind this
meeting was to apprise the site engineers about the present situation of Prajay
waterfront city phase-02.
The
construction of Houses/Villas and maintenance work is currently taken care of
by Prajay Syndicate Engineers, so with the hope of getting more updates and
support from them meeting was started by Vice Chairman Sri Venu R, and the
primary agenda, as mentioned above, was discussed with their team.
01- Electricity –
Sri
Venkat Rao, Senior Electrical Engineers, told us that a twenty five lakhs
Demand draft had been submitted to the electricity department for the
transformers. In the next two weeks, he also hopes to see progress in PANEL
Work. In addition, some work for electricity transmission to Prajay phase 02 from
the Department of Electricity is also begun, and we may hope to get more
updates in the next couple of months.
When
Vice Chairman asked for frequent trappings in phase 02, he updated us that now,
in each row or two, some MCBs are placed, and tripping will only affect the
entire venture if it's at a very high level.
In the
discussion of electricity, Director Vijender Kumar Solanki asked that on the
name of maintenance why the maintenance office is not open 24x07. It's majorly
observed that after 08.00 PM, no one is in the maintenance office, and it's
hard to know and contact who is on night duty. So Ramana Garu counts this point
and says they will work it out shortly.
02- Street
Light-
Vice-Chairman
briefed site engineers that the street light needs to be in uniformity manner.
In some streets, many street lights are working, while in many, none of them is
working. He also briefed that in many places, lights are there, but it's not
working, and in many places, even not places. Overall, it's not satisfactory.
In the evening, streets need to be equipped with proper lights, and people
living in Phase 02 feel unsafe during dark times.
Venkat
Rao said that after the Site survey, we would identify the place wherever it's
required and prioritize it.
03- Road
Cleaning
Vice-Chairman
stated that from the previous if we see now, the roads are better cleaned. But
the major hurdle is due to construction work debris being spread here and
there. Also, he stated that it's hard to walk and drive the vehicle due to the
entire street not uniformly clean.
Sri
Srinivas Sheshan updated us that in the houses where almost work is finished by
Prajay, the Curbing work is going, and at the same time, the street cleaning
work is also pointed at that place. He confirmed that the major roads, like
Gate no 06 towards phase 02, and Gate no 07 towards Phase 02 are, cleared. Even
in some streets where curbing work is finished, the street cleaning is also
completed. He believes that in the next some months, more roads will get clean
and clear from debris.
In the
meetings, site engineers placed a few requests before society and requested to
show owners' cooperation in this regard for better mutual work coordination.
A.
If any owners go for any constructions or
materials they bring from outside, let it get proper approval from the site
office. Also, ensure that their material is at the earliest get clear from
roads. Because Prajay can clear the road at once or twice, not always, it's
always good that we maintain our house and nearby area neat and clean.
B.
He also shared some WhatsApp messages; even
Venkat Rao also shared some messages where Owners mentioned the harsh tones and
hardship to the Prajay workers. So he wishes that such an attitude of owners is
not a good sign and they must not use any bad or abusive text to anyone on
duty.
04- Security
The
status of security person in the entire Prajay waterfront city is only 06
members. Sri Bheemaya, currently heading security issues, briefed us that it
will be increased from 06 to 12 count after the first week of June. The
Vice-chairman said that the theft incident is unacceptable and we must think
together to stop it in the future. Also, trespassing, and unauthorized people's
entry into Phase 02 is not a minor issue.
Sri
Bheemaya stated that the owner's and tenants' responses were improper as we
needed their complete information. If society can help, then it's good for us.
Also, he insists on stickers for the vehicle so it's easy to identify the known
and unknown vehicle entry into phase 02.
The
Vice chairman insists on increasing the number of security staff, and,
regarding the people database and stickers, will propose the point in the next
director meetings.
The
meeting concluded with assurance of cooperation and support for better social
development from both sides.
