Society member first Meeting with MD, Sri Rohit Reddy, Prajay Begumpet |
On 15th April 2023, A delegation met Prithvi and requested to arrange a meeting with Director Rohit Reddy, Prajay Begumpet. On Request of Society Chairman Suresh Garu, this meeting was convened between the Prajay Owners Mutual Cooperative Society which is lead by Society Chairman Suresh Garu and the MD, Rohit Reddy, Director, Prajay, Begumpet on 24-04-2023, at 12.20 PM to 01.30 PM at Prajay Office, Begumpet.

The meetings started with the exchange of greetings by both sides, after that a letter of representation submitted by chairman Suresh Garu to Sri Rohit Reddy Garu. He joyfully received the letter and agreed to share the reply-schedule for the same tentatively before commencing of next meeting.
For the clarity of reader, this meeting did not move as per
agenda, instead it greeting meeting and brief discussion on some burning issues,
so it moves like a query-responses discussion based meeting. For your
convenience we are be sharing the content in Query-Response mode only. In
common understanding all the Query should be understood from the part of society
chairman, Suresh Garu and Reply should be considered at the part of Director
Rohit Reddy, Prajay Office Begumpet.
Query
–
Chairman Suresh Garu apprise the present electricity situation,
frequent electricity cuts, damage of electrical appliance dues to high fluctuation
of electricity in houses and share serious worry about the electricity problem
in the phase-02.
Reply-
The Director, Sri Rohit Reddy Garu listen the issue peacefully and
brief that the reason for delay in electricity is due to legal as well
technical. He informed us that there was some court case going between the LAND
OWNERS and PRAJAY BEGUMPET, in present court given to PRAJAY interim relief and
order to go-ahead for the electricity distribution process to Phase-02
Owners. Based on court’s advice, the
process is initiated by paying the DD of 45 Lakh (Forty-five lakh INR) to electricity
department. In addition, A call is also
floating for bid to get quotation from various vendor for electrical gadgets.
He believed that it could be taking some more time say next 06 month to initiate
the process of electrification and meters in phase-02. He genuinely accepted the commitment for the electricity
procedure in phase 02.
For
the time-being, in the present situations, in order to control the fluctuation
of electricity, Its planning to establish panels (a technical solution towards saving
voltage problem) to control the voltage fluctuations at various places in
phase-02.
Mr.
Venkat Rao Garu, Senior Electrical Engineer is looking into the monitoring of
present situation and shortly submitting report to Prajay. He further informed
us that In day time Venkat Rao Garu will be looking into electricity issues if
any, however in night time Kalicharan Garu and Subash Garu will be responsible
staff for looking any electrical complaint in the phase o2. In order to boost the team, they are planning
to hire some more electrical engineer to give us prompt response and
controlling to avoid any burning of cables or to get speed in restoration of
electricity promptly.
At the same topic
discussion, he mentioned that when the occupancy is less than 100, they could
bear the maintenance expenditure. But now the occupancy is significant and
request to encourage owners to pay the electric bill and maintenance charges.
In
the Reply, Chairman Suresh Garu inform them this could be speak-out clearly
only after discussion in the general body meeting with owners. Sri Rohit Reddy
Garu advised Society Chairman to take the opinion of the owners, about fixing
the electricity bill and maintenance charges. In this point of discussion, he
assures for the subsidy also for some agreeable amount.
At
the same time, we would like to clarify to readers that we (EC) did not
commit/advise/suggest anything on part of electricity bill or maintenance
charges. We brief to them that it will be concluded only after the discussion
and majority of voice of owners in the
general body meeting.
In the same time Vijaysarathy speaks that if the road is clean and water / electricity
is regular and glitch free then owner
will come self to pay the bill and maintenance dues to site-office. // Think can we add this or delete

–
When
We may expect the completion of Phase-02 Project?
Reply-
The
Director, Sri Rohit Reddy Garu believes that by the end of the year 2023, they
have planned to complete entire project. Even they say they have some new
project so their plan to wind-up from here by end of Year 2023.
Query –
Present Water Supply Situation & Mission Bhagirathi Water to
Phase-02, In continuation of discussion For MB project, we place our demanded
for 50% of total budget support as well.
Reply-
After a
lot discussion, he ensures that he could provide all structural support. In
case of exigency, some funds differences which come with Prajay Management team
decision can also be considered.
Further he briefs to us that out of four bores, the total of three
bore which are functioning properly and fourth one they are planning to rework towards
full functionality. In the discussion We requested for three more bores for
phase 02 to supply uninterrupted water to all phase-02 owners.
Appeal-Cum-Request to phase-02 Owners
During the discussion, he also raised a serious concern about the
wastage of water by the various owners, and speak that as of now they have self
sufficient water resources for project phase-02. Request to look and save water
and use as per needs only.
Query
–
Road
conditions are not good and owners are facing a lot hurdle to drive vehicles and
walk-in streets
Reply -
He agreed the point and brief us that status of the road is not
completed due to not completion of the project. As we are near to complete the
project by December 2023, so the ongoing condition of roads will be repaired in
upcoming time soon. In addition, at the junction points, the work of (kerb stones)
placement will be started soon. They have
planned to complete this work in zone wise. The finishing touches to the
Phase-02 Zone wise will be also starting from Zone 01, 02, etc. So, in this way they are going to work to
complete phase 02.
Query -
Can we plan solar street light instead of LED
Light at present scenario?
Reply -
When we proposed a suggestion for a discussion
of Solar Street light, he ask us to introduce some vendor and their proposed quotation
who could be interested to work in phase 02 towards common facility as street
light.
Query -
Status of Compound wall, as number of security
issues has been noticed by many owners and security peoples?
Reply -
The construction of Compound wall is under progress with the common
policy of (min 05ft is confirmed) however the size may vary as depends upon the
topographic/actual land requirement which could be range from 05ft to 12ft as
well.
Query –
Clubhouses facility and amenities Status of completion and handing
over to Phase-02?
Reply -
He agreed to provide the amenities formally to phase 01 owners & phase 02 owners in his presence only.
During the discussion for opening for Clubhouse, Restaurant and
Pool, he advised to
Share some vendor information who are interested to run the
facilities. A detail discussion part
shall be further done by Vendor and Director Rohit Reddy Prajay office Begumpet
only.
He also brief that shopping complex for phase 02 could be placed at a part of Prajay site sales
and maintenance office when they handover the completion of phase 02 to
society. So Sales Site office can be developed as a market place in future. In
addition he further state that it comes
to their notice that some of house owners are working as Commercial business activity in the houses. So as per layout there is no commercial area
into phase 02 so any commercial operation into the phase 02 is illegal and
society should advise to brig into our notice and suggest to close or hire some
commercial place as soon a possible to avoid any untoward situation in future.
No any commercial activity can be permitted into phase 02.
Query-
The road from gate no 07 onwards up to main road is not in good condition, many owners using this road, Is there any
possibility to get the road repair?
Reply-
Approach
road from gate no 07 to onwards outside comes under the different builders
with GP Layout Scheme so it is
complicate and not possible to get it repair. As it’s not come in his
custodian, (its govt road). Earlier due to Phase-02 Development some road was
supported to develops but now situation is different, so it is not into their
action plan to repair it.
Query-
Society
would like to seek regular meetings with Sri Rohit Reddy Garu.
Reply-
Director
is happy to hear and support regular meetings. It’s decided into the meeting
that a regular meeting with the director Mr Rohit Reddy and could be on monthly
or two-month (prefer to last Thursday/Friday) of the month.
He
patiently listens our queries and respond in very encouraging manner. Society
give the thanks to sparing their valuable time for the development for
phase-02.
