Second Minutes of Meeting held at Prajay Head Office, Begumpet, Hyderabad, TS, India on 26th June 2023.

 

On 26th June 2023, A delegation met with Managing Director Sri Rohit Reddy, Prajay Begumpet. On the Request of Society Chairman Sri S Suresh Babu, this meeting was convened between the PRAJAY WATERFRONT CITY PHASE 2 OWNERS MUTUALLY AIDED COOPERATIVE MAINTENANCE SOCIETY LTD which is led by Society Chairman Sri S Suresh Babu and the  MD, Sri Rohit Reddy,  Managing Director, Prajay, Begumpet on 26-06-2023, at 11.10 AM to 12.30 PM at Prajay Office, Begumpet.

The meetings started with the exchange of greetings by both sides; after that meeting started with the previous minutes of the meeting dated 15th April 2023, which chairman Sri S Suresh Babu in April submitted to Sri Rohit Reddy via softcopy. He joyfully started looking into minutes and sharing the point of the update by the end.

 

This meeting did not move as per the agenda for the reader's clarity. Instead, it referred to previous minutes, moving like a query-responses discussion-based meeting. For your convenience, we are sharing the content in Query-Response mode only.

 

01- Query:    By Referencing previous meeting minutes, Chairman Suresh Garu asked about the permanent electricity solution and requested to update transformers and other attached electrical infrastructure for Prajay phase-02 to enable uninterrupted power supply.

 

Reply- The Managing Director, Sri Rohit Reddy, reiterated that we are identifying a suitable place to set up an electrical substation in the Prajay waterfront city phase 01. This work is about to start in the next 06- 08 weeks. For phase 02, the panelling work is planned, and expecting to see it soon in your venture. The detailed program about the same will be delivered to you. We understand the electricity problem in phase 02 and will soon get it solved through panelling work, followed by a transformer in the upcoming time. We are promised to give all wiring through internal pipes and fluctuation-free electricity.

 

 

02- Query – When may we expect the completion of the Prajay waterfront city Phase-02 Project?

 

Reply- The Managing Director, Sri Rohit Reddy, reiterated that we plan to complete the project by December 2023. Upon asking again, if not 2023, what is the next deadline? He clarifies that the meaning of completion project means by Dec 2023, all the significant works shall get completed, means roads, kerbing, parks, landscaping, water, electricity and STP, etc.

 

  

03- Query –  Mission Bhagiratha funding support request from PSEL.

 Chairman Brief to the Managing Director, Sri Rohit Reddy, that, This month, we are going to start initial work (Rajeev Rahadhari to Genome Valley road) HDD pipeline work sharing jointly with Phase 01 as per MB official advice and we need immediately 06 Lakh funds. Is it possible for PSEL to support funds at this junction?

 

Reply- The Managing Director, Sri Rohit Reddy, assures that it is impossible to give any funding support for now. But in necessity, I will try to see. He said in a previous meeting and now also saying that PSEL will support civil work for MB Project in Phase 02.

 

He briefs that construction cost is already high, and PSEL plans to complete Prajay waterfront city phase 02 as soon as possible. Whatever we estimate during the project start time and now is a huge gap, so our priority is to complete significant work before December 2023. He accepted that it is a PSEL mistake, and due to that project got delayed. But now I want it done early.

 

 

04- Query:   Society Chairman Sri S Suresh Babu informs us that only 01 is effectively working out of four borewells, and the rest must be in a better position.

 

Reply: The Managing Director, Sri Rohit Reddy, said he would get its actual ground report from site staff and update the next course of action shortly.

 

05- Query: Society Chairman Sri S Suresh Babu informed us in the past few months that despite many requests at various places, street lights must be fixed, not installed, and no improvements.

 

Reply: The Managing Director, Sri Rohit Reddy, said we will ensure all streets get lights properly. In this, he added that he told Venkat to take some electrical engineers, but he is not taking anyone in his team, and due to that, some more electrical complaints are coming, but now again PSEL will look and get an update.

 

 

06- Query: Society Chairman Sri S Suresh Babu ask about the completion status of the Compound wall; for the past many days, we have not seen any new progress.

 

Reply - The Managing Director, Sri Rohit Reddy, said that the construction of the Compound wall is in progress due to little labor shortage. It is a bit slow, but we can finish it in time.

 

 

 

07- Query- Society Chairman Sri S Suresh Babu states that some owner has shown interest and requested one temple in the Prajay waterfront city Phase-02.

 

Reply - The Managing Director, Sri Rohit Reddy, briefly explains that there is one place identified for this purpose in the layout. He said that even though there was earlier a temple, we gave a gift deed to Murahariaplly GP in the vicinity area of around one-acre land, which will be further taken care of by Murahariaplly GP soon. He clearly said, personally, PSEL has no objection, but the progress of the development of prayer places should be harmonic. He also added that shortly many more GP services will be added to the Prajay waterfront city Phase-02.

 

 

08- Query – Society Chairman Sri S Suresh Babu stated that security status is not up to mark, and many incidents are happening in our society.

 

Reply-  The Managing Director, Sri Rohit Reddy, explained that past month we had finalized one VKS Facility Mgmt System, and they are working closely with our maintenance staff and collecting all vital information to ensure smooth entry for owners and tenants. Some guards (more than 10+)  are already inducted, and on or before  10/07/2023, they will start functioning. Based on PHASE 01 input and feedback, we will also plan to fuse this into phase 02 residents.

 

Even is also a plan to give vehicle stickers to smooth entry into society and keep the database updated at frequent intervals, which will help us in smooth operation daily in Prajay waterfront city.

 

09- Query- Society Chairman Sri S Suresh Babu stated that in the night time, or we can say after 6.00 PM to 8.00 AM, maintenance needs help to pick up calls for water and electricity. GS told us why we could not set up a 24x07 call for water and electricity in the maintenance office. After 6.00 PM site office gets locked, and many don't know where to complain and what to complain about.

 

Reply The Managing Director, Sri Rohit Reddy, said he would look into the matter and update soon.

 

10- Query- Society Chairman Sri S Suresh Babu stated that more than 10+ PSEL vehicles are standing in the evening to morning outside someone's house, making it hard to drive or walk to someone at night. Why can't we provide a safe and secure place or parking instead of standing vehicles here and there in phase 02?

 

Reply: The Managing Director, Sri Rohit Reddy, noted the concern; soon, we will identify some parking places and ensure they park their vehicle only in designated areas instead of near any owner's houses.

 

11- Query- Society Chairman Sri S Suresh Babu said we would like to seek regular meetings with MD PSEL and wish to know the NEXT meeting date now itself.

 

Reply- The Managing Director, Sri Rohit Reddy, said we could not plan a meeting due to some personal reasons in MAY 2023. Immediately he fixes the next meeting on 28/07/2023 or 29/07/2023. Final confirmation will be given within 05 days to us from the day of the arrangements.

Maintenance issues - Prajay Water Front City Phase 02, Shamirpet, Hdyerabad

    011- The majority  of house owners are in favor of giving maintenance dues to society accounts only and making society as accountable as well. If the owner pays to Society, then once a month by Society account, we could pay you whatever maintenance dues are received monthly. Initially, it will be a little hard, but soon it may get streamlined with the support of Prajay staff and EC member coordination. we are seeking your opinion on this line .   022-    While  collecting the response from owners via GBM, door-to-door, and one-to-one calls, we came to know that many of the houses are still a year in duration, and they paid already for a year advance during handover. So, Society would like to know How many houses are eligible to participate in the maintenance dues?  A detail of houses and their owner’s information will help us to quickly connect and brief the builder’s proposal and society's opinion on that.     033- ...
