Maintenance issues - Prajay Water Front City Phase 02, Shamirpet, Hdyerabad

  

011- The majority of house owners are in favor of giving maintenance dues to society accounts only and making society as accountable as well. If the owner pays to Society, then once a month by Society account, we could pay you whatever maintenance dues are received monthly. Initially, it will be a little hard, but soon it may get streamlined with the support of Prajay staff and EC member coordination. we are seeking your opinion on this line.

 

022-   While collecting the response from owners via GBM, door-to-door, and one-to-one calls, we came to know that many of the houses are still a year in duration, and they paid already for a year advance during handover. So, Society would like to know How many houses are eligible to participate in the maintenance dues? 

A detail of houses and their owner’s information will help us to quickly connect and brief the builder’s proposal and society's opinion on that.

 

 

033-   In the present scenario, society would like to know that what is the deadline for the completion of the Prajay waterfront city phase 02 project. In the past meetings, it was proposed as December 2023 and then March 2024. Let us know your thoughts in a crystal clear way to submit the same to Prajay waterfront city phase 02 owners. At the same time, it's also important to state if the deadline is not met, the owner may take the stand not to pay maintenance again and, in such situations, PRAJAY must support the basic services (water/electricity/security and cleanliness of streets) to houses until completion of the project. So, this time, the deadline must be submitted with due care only. Even if you think it's March 24, give it June 2024, but ensure all processes as committed get done in a good manner only.

 

044-   What is the deadline for the electricity meter and transformer? In the past, many meetings constantly extended the dates, so society would be happy to know the detailed plan and deadlines for the same in these regards, owners can directly pay the electricity due to the electricity department. Currently, most owners find a long delay at Prajay's side, so they are not willing to pay anything on the ground for electricity. Even after a discussion with Project Manager Prassana Kumar and Electrical Engineer Venkat Rao, it is assumed that the transformer & meter work will be finished on or before March 2024 so I think at this juncture we may wait for the next couple of months also in this regard. Looking forward to reading your opinion on this important issue.

 

 

055-   Many houses, even street work, kerbing, painting, and underground cabling work, are not done, so they requested to complete the same before starting any maintenance to PRAJAY. It refers to Block C and Block D in the majority. So whatever maintenance dues are proposed, discussed, and finalized should be paid by any owners only when at least   Underground cable, Kerbing, plastering, and painting are completed. In case it's pending then we must not initiate maintenance dues to that house owner. Let us know your opinion clearly in this genuine regard.

 

 

066-   We have proposed the PRAJAY proposal of 1500 INR plus Electricity proposal in a large owner forum, and through various modes, we have found that it's not justified at present, so the majority of owners are interested in starting with the base of 300 INR -500 INR per month only. They even said that once the project complete along with amenities then may be go for at-max 750 Per month only and then gradually may increase year by year based on computation of fund flow and expenses. The society too, stands with the owner's views and would like to propose a base of 300 INR -500 INR per month only initially and will look at the progress of the next six months before again discussing with owners for this regard if required.  If you agree, we will make a written understanding of the memorandum between society and Prajay and urge the owners to pay from 01/01/2024 onwards.

 

077-   Last but not least, owners request to abolish any dues on or before 31/12/2o23 on the ground on maintenance and pay the maintenance with the base of 300 INR -500 INR per month initially only w.e.f  January 2024 onwards.

PRAJAY WATERFRONT CITY PHASE-02  DRAFT PROPOSAL                                              By-Laws Amendments Proposal   01-    Nomination   1.1    Let the sale deed holder and registered society member only be eligible for nomination. In special cases, if any family member is interested in nominating themselves, such case Will Deed/GPA or a Copy of NOC is required, and its approval is subject to DIRECTOR's APROVAL followed by placing before GBM approval for sending to nomination. 1.2 For fair negotiations with the builder, the nominating person must not take up any job( paid or honorary) with the builder( prior to six months) or the society-related clerical or supervisory jobs. After the complete handover of the project, members may take up a job with the builder.   02-    Self-Declaration   2.1    - A director member who is interested in nominating must declare to devote a minimum of 30 Hours of community service in a month, irrespective they are residing in P
