 Minutes of meetings with Managing Director Sri Rohit Reddy & Prajay Waterfront City Phase- 02 Society Members.

       The information of meeting attendees is given below:

01- Maintenance -

The Discussion started with the maintenance agenda, Vijender Kumar Solanki stated that based on the call of maintenance, Society received input through various modes including GBM, and found the opinion of the owner who may agree in the band of 300-500 INR at a maximum only. In the reply of GS,

The Managing Director briefed that at present, the Prajay waterfront city phase 02 development is at good heights, and owners must come forward to pay maintenance, which is due for long periods.

Initially, I (Prajay) proposed 1500 INR but after discussion, I may agree on 1000 INR per month as the same amount I took from owners at the time of house registration and handover process.     

In the argument, GS justifies that in the sales agreement/document of maintenance, it's 1 Rs/Sq ft so even into that, we may touch 835 INR only as the majority of houses are in 835 Sq. ft Construction development only.

So in the discussion of two side negotiations, MD agreed to sign on 800 INR per month, but on the other side, GS requested that as the present status of PROJECT is also not complete and the majority of owner shown their concurrence on 300-500 INR Band initially so I may not give any approval beyond 500 INR at this juncture. 

Finally, MD showed support and cooperation and decided to agree on 500 INR for the first three months, say January 2024 to March 2024, and asked to let us sit again and review the situation after that.

While discussing the conditions, GS gave two requests, as given below:

 

1.1   The house that already paid the maintenance advance of 1000 INR advance for a monthly basis and in total 12000 INR advance to PRAJAY at the time of handover, should pay 500 INR per month only after the expiration of their advance amount schedule, which is agreed by MD.

1.2   The houses where kerbing, plastering, painting, and underground cabling are completed only need to pay the maintenance dues; in this regard, MD requests let all owners, irrespective of any blocks, pay from January 2024 onwards for this work. He confirms that on or before 15 February 2024, for all houses whose handover is completed, the general work will also be completed. E.g., Kerbing, Plastering, Painting, and Underground Cabling to House.

 

02- Past Maintenance Dues-

Managing Director Sri Rohit Reddy asked the society's opinion about the maintenance dues by showing details and stating that huge funds are pending as dues in PWFCP2. He also states that if I add electricity, it doubles, which is now very hard to clear off. So, I am waiving off the electricity dues completely, but the maintenance dues must be paid by the owners.

After a long discussion, GS proposed that on behalf of society and the well-being of 483 houses, we must waive off all dues of whatever is pending. It will benefit Prajay in manifold ways. In addition, GS states that many of the entries in the table are incorrect, and at the same time, more than 20-25% of the houses are sold out and reach the hands of new owners who are completely unaware of these dues. So, for many reasons, I would like to appeal to waive off all pending dues and let a fresh start be done from January 2024 onwards.

After Listening to a long argument, MD did not agree. Still, he assured me that many of the proposed points are noticeable, and he will come back shortly after discussing with his team the decision to waive off dues by Monday, 08-01-2024.

Further, He assured us that he is committed to all commitments as given in the brochure and promised during the sales talk. Still, it’s also very important from now on that all house owners show cooperation and come forward honestly to pay dues on time.

PRAJAY WATERFRONT CITY PHASE-02  DRAFT PROPOSAL                                              By-Laws Amendments Proposal   01-    Nomination   1.1    Let the sale deed holder and registered society member only be eligible for nomination. In special cases, if any family member is interested in nominating themselves, such case Will Deed/GPA or a Copy of NOC is required, and its approval is subject to DIRECTOR's APROVAL followed by placing before GBM approval for sending to nomination. 1.2 For fair negotiations with the builder, the nominating person must not take up any job( paid or honorary) with the builder( prior to six months) or the society-related clerical or supervisory jobs. After the complete handover of the project, members may take up a job with the builder.   02-    Self-Declaration   2.1    - A director member who is interested in nominating must declare to devote a minimum of 30 Hours of community service in a month, irrespective they are residing in P
