Fourth Minutes of Meeting held at Prajay Head Office, Begumpet, Hyderabad, TS, India on 26 September 2023.

 

On 26 September 2023, A delegation met with Managing Director Sri Rohit Reddy Prajay Begumpet. At the request of Society, this meeting was convened between the PRAJAY WATERFRONT CITY PHASE 2 OWNERS MUTUALLY AIDED COOPERATIVE MAINTENANCE SOCIETY LTD which is led by Chairman Sri Suresh Babu S, to meet  MD, Sri Rohit Reddy,  Managing Director, Prajay, Begumpet on 26-09-2023, at 11.15 AM to 12.30 PM at Prajay Office, Begumpet.

The meetings started with the exchange of greetings by both sides. The meeting started with the previous minutes of the meeting reverences and proceeds as given below.

 

 

 

The Chairman started the meeting with the felicitation of a shawl to Sri Rohit Reddy, MD, on behalf of the Ganesh Utsav Committee. Thanks for giving the appointment for a meeting to discuss developmental issues belonging to Prajay Waterfront City Phase 02.

 

Query:    By Referencing previous meeting minutes [1],[2],[3], Secretary Vijender Kumar Solanki asked about the updates for transformers and other attached electrical infrastructure for Prajay phase-02 to enable uninterrupted power supply.

 

Reply- The Managing Director, Sri Rohit Reddy, stated into that

      I.         The place for three to four transformers is about to be finalised. The first transformer is in the first row of houses 01-08 Behind open space, the second transformer is about to be installed near the water sump, the third is in Block D, and the Fourth is planned to be placed based on expert advice. MD seems a little uncertain about the exact count, but he assures that there will be no shortage as such, and transformer demands are prepared keeping because of 483 houses.

    II.          The Civil work of the first transformer placement has started and shall be completed in due time.

   III.         The underground wiring shall be started shortly once the essential civil work is completed for the transformer, and then all the wire connection is planned to pass underground.

  IV.         MD also states that some owners send communications, which may hamper the Society's development. He briefs that, as such, there is no danger, and all safety measures are taken care of by us. A sufficient distance is planned to maintain from the house to the transformers. After all, the entire work is taken care of in preparation with experts in the electrical domain.

    V.         Regarding transformer count, he said three to four would be at different locations, and the purpose is to load balance the electricity from various blockhouses.

  VI.         The power-backup facilities for street lights and standard amenities will be provided shortly through generators without electricity, concluding with a discussion with the electrical team.

 

 

Our Director, Kanaka Raju, raised that some Vaastu must be observed and plan to place it in NE as per Vastu.

In the counter reply, MD assured that Vaastu is important and we are taking care of the same to the best of our capacity.

 

Our Director, Kanaka Raju, asked about the transformer's layout and technical strengths.

In the reply, MD said that for technicality About the specifications, he will share

more details soon, and for the layout plan, the picture is shown as shared.

He also stated that in the next few months, we may see transformer availability in the Society. The placement  of the transformer will become phase-wise

manner only. 

 

Chairman, thank MD for the Ganesh Park light and mandapam arrangement. Further, he requests to ensure proper light in streets, roads, and park areas.

 

MD assured the best response; he states that regarding the park, the permanent light is in transit and about to be completed in the next four weeks. Meanwhile, some temporary light arrangement shall be given until permanent light enters the park.

In addition, MD suggested that one more electrical staff will soon join the Phase 02 project and ensure that the electricity and plumbing maintenance matters are solved instantly.

Upon asking by the Secretary, the differences in street lights at various places somewhere are more and somewhere absolutely none.

MD replied that soon this problem would be sorted out, and we would add one facility person who would work more effectively to sort these issues within Society. In big lanes, there is provision for at least four lights, and in small, it could be three street lights, and a minimum of two street lights must remain in streets where only 02-to or 03 houses are lying in the layout.

 

Query By Referencing previous minutes [1][2][3], the Chairman shared the uncertainty about the sufficient water resources for 483 families, and he requested to ensure all borewells are working perfectly for us.

 

Reply MD said he has already received the information in past meetings, and at least some more borewell is essential. The same inputs were received from site engineers. He said that some surveyors are being called for quotations. if the Society knows any reliable source, share the information with us or the Project manager, Mr Kumar, so we may contact them and discuss further.

 

Query Chairman Suresh Babu S emphasises water harvesting pits at different places, which could be an excellent way to save and reuse water for many purposes in phase 02.

 

Reply In the Query above, MD State that the idea is good and, with the help of engineers, we need to find some suitable places, say open areas/parks or amenities where such facility initially on a test basis could be checked.

 

 

Query Chairman Suresh Babu S requested an update on the progress of the compound wall and shared his uncertainty about completing it before December 2023. He even expressed his discomfort with the Height of walls at certain places, say Block C, where the Height of the wall is lower, and the other side ridge is high, so it seems of no use for a boundary as even now, it's easy for an outsider to enter Society by illegal ways. Could we plan some fencing, say solar fencing or other good options, to safeguard owners and security in phase 02?

 

Reply  MD shared his confidence and stated that due to weather and shortage of labour, we are a little slow, but we are committed to doing it well on time or before. Regarding heights of specific places where lacunae are visible, we will do what is necessary. Still, it can be addressed only after the boundary wall work, giving them an excellent assessment to complete layout boundary issues wherever it is.

 

Query – Chairman Suresh Babu S discuss the Sewage treatment plant (STP).

 

Reply- MD Reply that the work of STP is already started, all the necessary arrangement is started, and it shall get started shortly. The new motors, generators and compartments workflow are set to start the work, and it will benefit Phase 02 people.

 

FYI, Sewage treatment aims to remove contaminants from sewage to produce an effluent suitable to discharge to the surrounding environment or an intended reuse application, thereby preventing water pollution from raw sewage discharges.

 

Query- Chairman Suresh Babu S discusses how house owners are taking small scall commercial work into the houses and how the Prajay stands for these activities.

 

Reply- MD stated that as the registered Society is formed, this matter could be part of the discussion of Society and Builder. As such, there is no commercial place in Phase 02. However, it's the Society's decision and, at the same time, ensure it does not affect any neighbours. He shared that some time ago, one house owner started a Kirana shop, so they advised to shift to the phase 01 commercial shop. So now it's the onus of Society to decide such a matter within them. If you need any support from Prajay, we are happy to extend the benefit of 483 houses.

 

Query- Chairman Suresh Babu S asked about Clubhouse development and amenities. Also, he requested to share office space for phase 02 society purposes.

 

Reply- MD happily said you can also notice some development in the house and amenities area. He is committed to giving one office space each to Phase 01 and Phase E02 societies and, on or before Dec 2023, somewhere on some occasion, will hand it to both of them.

 

Query- Chairman Suresh Babu S updates the difficulties arising in HDD work, and some planned budget is also uprise, so would it be possible to contribute some funds to the MB Project

 Reply- MD suggests that it's not possible at present but will look something at certain places, so please only expect a little into this work.


 Query- Chairman Suresh Babu S insists there are many difficulties with communication with the site office. Neither Society nor owners can get workflow smoothly, and there needs to be coordinated response to many issues. He argues for providing a Single point of contact (SPOC) for complaint submission and redressal mechanism.

 

Reply- MD explained that all the site staff is working hard to complete the phase 02 project as soon as possible. Hence, some difficulty may be coming from all sides. Still, he said he is about to introduce one facility person who will look into these matters and daily operations to smooth complaint submission and redressal mechanisms. Meanwhile, he advised me to contact Mr Kumar, a project manager available from 09.00 AM to 05.00 PM in the Prajay site office.

 

Query- Chairman Suresh Babu S refers to previous minutes [2][3] to discuss roads and streets interlinks.

 

Reply-  MD, request a wait a little more; soon, by the time maximum work is done, we will approach to start road and street interlinking work, which has not yet started. Once the pipes and cable passage are clear, the possibility of interlinking work is in start mode.

 

 

Query- Chairman Suresh Babu S checked the Prajay waterfront city phase 02 project completion date.

 

Reply- Given present progress, MD seems confident that maximum work will be achieved on or before December 2023. A little more may extend, say, march 2024 at max.

PRAJAY WATERFRONT CITY PHASE-02  DRAFT PROPOSAL                                              By-Laws Amendments Proposal   01-    Nomination   1.1    Let the sale deed holder and registered society member only be eligible for nomination.
